In the next eight minutes, I am going to show you exactly what separates these three communities in 2026 -- the real data, the honest lifestyle comparison, and the specific
type of family that wins in each one. And the answer might not be the one you expect.

Right now in 2026, the three median sale prices look like this: Alpharetta: $749,563. Johns Creek: $717,130. Cumming, in Forsyth County: $604,312.
That is roughly a $145,000 spread from top to bottom -- and if you are only looking at the price, you might think: great, Cumming is the deal.
But here is the thing. Every one of those numbers tells you something very specific about what that community is, who it attracts,
and what you are actually buying into. So let's walk through each one.
SLIDE 2 Alpharetta was just ranked the number one best place to live in Georgia by Houzeo in 2026. That ranking is not
random. It reflects something real that families who move here experience almost immediately.
The $749,563 median price is the highest of the three -- and there are two big reasons for that.
The first is the lifestyle infrastructure. Alpharetta has Avalon, a revitalized downtown district, and mixed-use neighborhoods where you can genuinely walk to dinner, walk to fitness,
and let your kids be a few steps away while you sit outside and have a coffee.
That level of walkability in a North Atlanta suburb is rare, and people pay for it.
The second is the corporate employment corridor along GA-400. Morgan Stanley employs approximately 2,500 people right here in Alpharetta. Kloeckner Metals
has its North American headquarters here. Kawneer is headquartered here.
Hisense US built a 55,000 square foot headquarters here. Evernex has its North American Technology Center here. If your household includes a corporate or tech professional commuting
into that corridor, Alpharetta puts you at the center of that ecosystem.
And then there are the schools. Alpharetta is served by the North Fulton County school district, which consistently ranks among the best in Georgia. For families with school-aged kids,
this is one of the primary reasons they are willing to stretch to that $749,000 price point.
Closed sales in Alpharetta are up 32 percent year over year in 2026.
That is not a slow market -- that is a community people are actively choosing right now.
So who is Alpharetta for? The family that wants the premium brand, the walkable lifestyle, the corporate commute advantage, and is prepared to invest at the top of this range.
SLIDE 3 Johns Creek is the fastest of the three markets and I want to be direct about that, because it changes how you have to approach it as a buyer. The median sale price is $717,130 -- not
dramatically lower than Alpharetta, but the market dynamics are entirely different.
Homes are selling in an average of 31 days. More than 25 percent of homes are closing above asking price. This is one of the most competitive markets in all of North Atlanta right now.
What is driving that? Two things. First, Johns Creek holds a BioReady Community designation. Boehringer Ingelheim brought its U.S. Animal Health headquarters
to Johns Creek at the Medley development -- approximately 500 employees. Additional life sciences firms are following. That kind of institutional investment attracts high-income
professionals who need to live close to work. Second, the Medley mixed-use development is transforming the daily life experience in Johns Creek. Think live-work-play infrastructure.
This is a community that is in the middle of a significant quality-of-life upgrade, and buyers who can see that are moving quickly. And like Alpharetta, Johns Creek is also served
by North Fulton County schools -- the same premium school system. So you are getting Alpharetta-level education at a slightly lower entry price, but in a market that
will require a stronger offer strategy. If you are a buyer targeting Johns Creek, you need a pre-approval that is clean and strong, and you need an agent who understands escalation
clauses and appraisal gap strategies. You cannot approach this market casually.
Johns Creek is for the family that wants top schools, a fast-evolving lifestyle scene, and a slightly lower price point than Alpharetta -- and is ready to compete.
SLIDE 4 Cumming is in Forsyth County, and Forsyth County is the fastest-growing county in the entire metro Atlanta area. 2.4
percent annual population growth. Nearly 7,000 new residents last year alone. Projections put the county at over 495,000 residents by 2040. The median sale price is $604,312 -- the best
value of the three. And what that gets you is more home, more lot, and access to a school system that rivals anything in North Atlanta. Forsyth County schools are top-ranked
in Georgia. Families who have moved here consistently cite three things: the schools, the space, and the sense of community they found. The lifestyle infrastructure is also growing. The
Collection at Forsyth is an established mixed-use center with dining, shopping, and entertainment.
And Lake Lanier is essentially in your backyard -- which is a lifestyle advantage that Alpharetta and Johns Creek simply cannot match. Now, there are honest trade-offs worth
knowing. The GA-400 commute from Cumming into major employer corridors further south takes longer during peak hours. Life in Forsyth County is more car-dependent than Alpharetta. And the
downtown walkability you get in Alpharetta does not exist here yet -- though it is developing.
But for the family that prioritizes space, school quality, and the best dollar-per-square-foot value in North Atlanta, Cumming is not a compromise. It is a very deliberate choice that a lot of families
are making -- and the population numbers show it. Cumming is for the family that wants to maximize what their budget buys, root into a fast-growing community, and put
their kids into a top-tier school system without hitting the $750,000 price point.
SLIDE 5 Let me give you a quick side-by-side so you can see it all at once. Price: Alpharetta $749,563 -- Johns
Creek $717,130 -- Cumming $604,312. Schools: All three have outstanding school districts. Alpharetta and Johns Creek are both North Fulton County. Cumming is Forsyth County.
Both are ranked among the best in Georgia. Market speed: Johns Creek is the fastest -- 31 days average, 25 percent above list. Alpharetta is active with 32 percent year-over-year sales
growth. Cumming is a stronger buyer's market with more breathing room.
Lifestyle: Alpharetta wins on walkability and the live-work-play experience.
Johns Creek is evolving fast with Medley and the BioReady investment. Cumming wins on space, nature, and Lake Lanier access. Commute: Alpharetta and Johns
Creek are best positioned for the GA-400 corporate corridor. Cumming works well for that corridor too, but you will feel the distance during peak hours.
LAST SLIDE Here is the way I think about it after helping families make this exact decision for almost 20 years.
If your household includes a corporate professional commuting into the GA-400 employer corridor, and lifestyle walkability is a priority,
and your budget reaches $750,000 comfortably -- Alpharetta is probably your community.
If you want Alpharetta-tier schools, you are excited about a community in the middle of a major lifestyle upgrade, and you are prepared to write a competitive offer -- Johns Creek is your market.
And if your priority is maximizing what your budget buys, you want top-ranked schools, and you want more space and a stronger sense of community without the premium
price -- Cumming is the answer. The honest truth is there is no wrong choice here. All three communities are excellent. The right one is the one
that matches your family's actual life -- not just the one with the most appealing headline.

Where are you actually going to be driving every day?
Not where you are driving today. Where you will be driving six months from now once you are settled -- your employer, your kids' school, your gym, your family's activities.
Because the wrong suburb and the wrong commute corridor can cost you 40 minutes a day each way. That is over 200 hours a year sitting in traffic. Families figure
that out after they move, not before. Before you narrow down your community, map your actual weekly route from each of these three cities to every place you need
to be regularly. The answer will either confirm your instinct or change your decision entirely.
